How the reclaim works (UAE new-residence refund)

As a UAE national building a new residence, you can apply to the FTA for a refund of VAT on construction services and building materials that form the fabric of the villa, and on architects', engineers' and similar consultants' fees. The claim must be filed within 12 months of the building-completion certificate.

Typically not refundable: furniture and free-standing appliances (your FF&E line) and soft landscaping / garden works — these are excluded by default in the table above (you can toggle any category in Assumptions). Note that land on Jubail Island is bare-land and VAT-exempt, so no VAT arises on the plots. Yodezeen's contract price of AED 2,158,065 already includes 5% VAT (net AED 2,055,300); Ken's fees are quoted excluding VAT.
